Building Regulations in England are set by the Government to ensure standards for the design and construction of buildings, and the health and safety requirements for those who use the buildings, are met. Licensed by the Construction Industry Council, we can be appointed as your Building Inspector acting as the decision-maker and offering an array of Building Control services for your domestic projects.
As an alternative to using the underfunded and overstretched Local Authority service, we work to check and approve plans and inspect the works being carried out on-site at various stages.

Basements
Whether you are converting an existing basement or excavating a new basement you will have to apply for permission. The sequence of the structural work and the method of water proofing are two key considerations in this type of project.
Drainage & Septic Tanks
Homeowners with septic tanks that discharge directly into ditches, streams, canals, rivers, surface water, drains or any other type of water course will need to replace or upgrade their drainage, and apply for Building Control consent to do so. You may also need a permit from the Environment Agency and comply with General Binding Rules.
Extensions
Extensions on existing properties are a great way of expanding the size of your living space. Don’t get confused with planning legislation and think that small extensions are permitted development – even the smallest of extensions will need Building Regulation consent. Whether its single storey, two storey, side, rear or wrap around we have dealt with them all.
Garages
A garage can add up to 10% to your home’s value as it can add more storage space and/or parking accommodation to your property. New garages that are attached to your property will require building regulation approval, whereas carports usually don’t. Detached garages may require consent – if you are not sure then get in touch.
Home Offices
As working from home becomes the norm, home offices are even more necessary when separating your home and work life. Home offices that are attached to your property will require building regulation approval, whilst detached ones may require consent depending on size, materials and location.
Loft Conversions
Thinking of a loft conversion – there are lots of options – roof lights only, dormer, gable, and out-rigger extensions are all very popular ways to add space to your home. All loft conversions will have to comply with building regulations and plans and structural calculations need to be checked then inspected for approval. We will check the structure, insulation, headroom and fire safety during the progress of the work.
Outbuildings
Outbuildings are becoming ever more popular as people find amazing new uses for them – we have seen gyms, bars, saunas, Jacuzzi’s, playrooms and workshops. The rules can be complex but a detached building, having a floor area not exceeding 15m2, which contains no sleeping accommodation e.g. a garden shed or playhouse would be exempt. However anything larger than 15m2 then get in touch to see if you need approval.
Remodelling
There are many small projects that fall within this category – taking down a wall or chimney, relocating the staircase or adding a toilet under the stair, moving the kitchen or the bathroom, installing a new window or making the patio doors wider can all require approval. Often this is missed and only picked up when you come to sell which can be too late and end up losing the sale – so before you alter your home check to see if you need to make a Building Regulations application.
Re-roofing
Flat, pitched, tiled, felted or even thatched roofs can deteriorate over time and need replacing. Re-roofing all or part of your property can keep the weather out and the heat in, or even just give it a new, updated look. Re-roofing is likely to need approval and inspection, don’t get caught out as for example changing from slates to concrete tiles will add significant weight to the roof, and require strengthening of the rafters.
